Why do I need a home inspection?

Pre-Purchase Inspection

  • Are you interested in buying a particular home?  You have placed an offer to purchase, conditional on inspection of the property.  A home Inspection is necessary to identify any defects with the property. Once the inspection is complete, you will have the knowledge necessary to make an informed decision to purchase. Any defects identified by the home inspector during the inspection can be repaired either by the seller, the buyer (yourself) upon taking possession of the home, or may result in re-negotiating the terms of your offer to purchase. 

Pre-Listing Inspection

  • Are you planning on selling your current home?  A pre-listing home inspection will help in a quicker sale of your home. You may want to know about any problems with the home that may have an impact on the selling price. Your home inspector will identify key issues with your home that may be of concern to prospective buyers. You may choose to make repairs prior to listing your home for sale or to keep your knowledge in your back pocket while reviewing the buyer's offer to purchase. This is a precautionary step to avoid last minute surprises with amendments to purchase offers by the buyer. 

Tarion Inspection

  • Have you purchased a new home from the builder? You will have to list all the deficiencies prior to the expiration of New Home Warranty. You will definitely need to hire a home inspector. A home inspection is highly recommend even with a brand home from the builder. The entire property will be inspected from inside to outside to list all deficiencies that must be addressed by the builder before the Tarion warranty expires.

  • 30 Day Deficiency Inspection
  • 1 year Deficiency Inspection
  • 2 year Deficiency Inspection
  • 5 year Deficiency Inspection

Maintenance Inspection

  • Do you plan on living in your existing home for a long time? You should get a home inspection done. You may want to know what repairs are required in order to keep your home well-maintained. Your home inspector will identify any all concerns regarding your home. A maintenance inspection should be done every 4-5 years as your home starts to age.  It is always a good practice to identify problems with the home early on and carry out the necessary repairs before they become more costly.
