What is a home inspection?

  • Buying a home is one of the most important decisions you will make and it is your biggest investment.  Your home is your pride and joy.  Home is where you will be spending most (or a significant amount) of your time and it is part of your overall wealth.  It is essential that you hire a qualified Home Inspector to identify any potential defects or problems with the property that you will call home.  A quality home inspection is necessary to assist you in making an informed decision when purchasing a home.

  • Every property will have some sort of defect, with some properties having more or less issues than others. A home inspection by a certified home inspector will give you the critical information you need to know. It is imperative that you are aware of the condition of the property that you will purchase and call home. 

  • Most deficiencies can be repaired. It is a matter of knowing what repairs may be required and how much they may cost. A home inspection will identify the deficiencies and your home inspector can prioritize the repairs on the inspection report. Most repairs are minor while some may require a substantial amount of money. This is crucial knowledge when deciding to purchase a particular home. 

  • Home inspections are non-invasive.  As a certified home inspector, I use my experience, training, and the latest instruments and tools to detect potential problems that may lead to expensive repairs in the future.  I also have Thermal Imaging available to see what the naked eye cannot detect. Under the InterNACHI Standards of Practice, inspections do not cause any damage to the property's interior or exterior during the home inspection process.   

  • A thorough home inspection takes anywhere between 2 to 4 hours based on the square footage of the home, the condition of the home, the age of the home and the number of rooms. Typically, my clients are advised to be present during the inspection and ask any necessary questions. As a home inspector, its my duty to educate my clients. Although, this may add to the inspection time, this will give the client a better understanding of the pictures, supporting illustrations and recommendations in the report, which is provided to the client upon completion of the inspection.
