What is a home inspection?

A home inspection is professional examination of the present condition of the home based on a visual inspection of the homes accessible components and areas.  A home inspector focuses on defects of the home.  An inspection report is provided for every home inspection.

When should I get a home inspection?

  • Pre-purchase inspections reduce your risk of buying a property with defects that may cost significant amounts of money to repair. Pre-purchase inspection can be done prior to placing an offer or prior to waiving your home inspection condition.
  • Pre-listing inspections give you the opportunity as a seller to fix all defects and issues with the home prior to putting your home on the market for sale.  A pre-listing inspection takes the surprise out of the selling process if the buyer decides to have in inspection of the home as condition of purchase. Having a pre-listing inspection report presented to prospective buyers helps  to sell your home quicker and smoother.
  • New home inspections or PDI inspections are always recommended when buying a newly built home from a builder. Often brand new homes have issues that go unnoticed by the owner till after the warranty period has expired. Having a PDI inspection with your own home inspector will ensure that all defects are addressed early on in the ownership of your newly constructed home. 
  • Tarion inspections are typically done prior to the first full year of owning the home.  Any deficiencies, defects or issues that happen within the first full year will be covered by your new home warranty or Tarion.

How long does a home inspection take?

An home inspection can take anywhere from 2 hours to 4 hours depending on the type of property, the square footage of the home and age of the house.  Bigger homes take more time to inspect.  Also older homes or homes that have lots of defects will require more time to inspect. Your home inspector carries out the inspection with careful attention to detail.

How much does a home inspection cost?

The fees for a home inspection can range anywhere from $250 for a condo up to $600 for a larger home. The fees depend on the type of property as well as the square footage of the home and the age of the house. Thermal Imaging (Infrared Camera) is used by your home inspector for every home inspection.  

Can I attend the home inspection?

Absolutely yes.  Its always recommended that the client attends the home inspection. Its a good opportunity to know your Home Inspector and its a good opportunity to learn about the home and to ask questions and gives the client an enhanced understanding of the inspection report.
